Before you call a roofer
What to look for from the ground, what a leak usually is, and what to expect from an inspection.
A roof problem shows up as a ceiling stain, shingles in the yard after a storm, or a neighbor's new roof making yours look tired. Here is how to think about it before you call.
Look from the ground
Missing or lifted shingles, dark streaks, curling edges, granules piling in the gutters, sagging along a ridge. Do not get on the roof; a Pro with the right gear will.
Most leaks are not the shingles
Flashing at chimneys, walls and pipes, and cracked pipe boots, cause most leaks. A repair is often a few hundred dollars, not a new roof. A Pro who leads with a full replacement for a single stain should explain why.
What an inspection covers
The shingle condition and remaining life, flashing, vents and boots, the attic side for moisture and ventilation, and the decking underfoot. Ask for photos.
After a storm
Document the damage with photos and dates, call your insurer, and get a Pro's inspection. Be wary of anyone who knocks on the door offering to handle your claim; you choose the contractor, and the adjuster decides the scope.
Replacing it
Expect a full tear-off, new underlayment, ice and water shield where code requires, drip edge, starter, the shingle you chose, ridge vent and new flashing. Decking is priced per sheet. A written estimate lists all of it.
